Being an effective Property Manager isn’t just about collecting the rent! There are a number of key steps involved in successfully managing your rental property. With over 30 years combined experience in property management our team has developed a suite of management services designed to deliver the best results for you and your tenants. Our service includes:
- Pre-Purchase Independent Rental-Appraisal
We know what's important in a Queenstown rental property and because we’re independent, so is our advice. So before you sign that sale and purchase agreement talk to us about our free no-obligation rental-appraisal service.
- Effective Marketing of your Property
Marketing your property is an important part of what we do. That’s why we invest in print, radio and online marketing to ensure we create a high profile for your property.
- Tenants Selection
Find the right tenants for your home is our priority, that’s why all potential tenants go through a rigorous selection process. We conduct personal, work and previous landlord reference checks as well as carrying out a credit checks on your behalf.
- Pre-tenancy Inspections
Before the tenants move in one of our team will carry out an inspection to list the condition of the property and ensure that any potential issues are detected early on. Copies of the inspection report are sent to the owner and the tenant.
- Documentation
Depending on your preference, we can arrange periodic or fixed terms tenancies for your property between three, nine and twelve months. Our team will handle all the paperwork on your behalf and ensure all the documentation is compliant.
- Collecting Bond Monies
Once the paperwork is completed we will collect and lodge all bond monies with the Tenancy Bond Centre, and you will receive a letter confirming the receipt and details of the bond.
- Rent Collection
We closely monitor rental payments and ensure that any problems or delays are dealt with immediately.
- Conducting Regular Inspections
Every three months we will go and visit each property to ensure it is being well looked after and identify any potential issues with the tenancy. We will also provide a full written report at the end of each tenancy, including photography of the property and chattels.

Managing Repairs and Maintenance As soon as any issues have been identified in the property we’ll organise repairs using one of our preferred suppliers, and inform you along each step of the process. We only use qualified, reputable trades people for our rental property repairs, and review our suppliers regularly.

End of Tenancy When the tenancy period is up and it’s time to start all over again we will manage the final property inspection and provide a full report to you on the condition of the property and manage any necessary repairs or maintenance that need to be carried out.

Important Information on Insuring your Property!
Did you know that when it comes to insuring your property, many standard policies don’t cover the specific risks associated with investment properties such as malicious damage carried out by tenants or their guests?
Resort Property Rentals recommends that all property owners take out insurance on their investment property, and as a member of Real Estate Insitute of New Zealand (REINZ) we are able to offer our clients the opportunity to purchase a leading rental insurance policy.
This policy is only available for professionally managed rentals properties, and provides comprehensive cover for landlords including full recovery of rental lost due to:
- Malicious damage by tenants
- Absconding tenants
- Failure to vacate the property
- Death of a tenant
- Tenancy hardship
