Property Management Options
1. Long Term Accommodation
This option suits the owner/investor who is seeking to maximise
rental returns for their property. Resort Property Rentals
endeavour to obtain quality tenants for fixed terms between
three, nine and twelve months and periodic tenancies. Tenancies
are arranged under the terms of the Residential Tenancy Act
1986.
Manager provides at his own cost
- Selection of suitable tenants, preparation of tenancy
agreements, including bond processing to the Bond Centre
at the Housing Corporation, effective rental collection,
control of rent arrears and debts, payment of bills and
operating expenses including rates, insurance and Body Corporate
fees, obtaining quotes for repairs and renovation work from
approved contractors as required, checking maintenance and
repairs, invoicing certifying payment as appropriate, full
inspection of the property every three months and at end
of each tenancy followed up by a full report.
Payments are made monthly to the owners bank account either
by cheque or direct credit, with a detailed computerised
property management statement.
Owners Responsibilities
- All costs of ownership and maintenance of the property,
including local authority rates, body corporate levies,
insurance, electricity when the property is not tenanted,
television and license costs if applicable.
2. Holiday Accommodation
This option allows the owners unlimited use of the property,
while making their house or unit available for short term
rental to visitors, corporate clients or local residents.
Marketing would be undertaken through local and national
media, in conjunction with other short term accommodation
properties.
3. Security/Holiday Home Option
Resort Property Rentals also provide security and maintenance
for those owners who do not wish to rent their properties
for either short or medium term, but to retain for their own
use.
Our services here include
- Monthly inspection of the property, checking both interior
and exterior of property, both security and maintenance.
- Arranging for any property maintenance including grounds.
- Payment of all owners property outgoings including body
corporate fees, insurance, rates, repairs and maintenance,
housekeeping, refurishment, power, water, telephone, ground
and garden maintenance.
- Prepare the house for occupation by the owner or guests
including, if required, airing, heating, cleaning, make
up of beds, arranging linen etc.
