Big Changes on Horizon for LACQ’s

Be prepared! That’s our advice to property owners who operate a LAQC following the recent announcement of changes being introduced in next April’s budget. The new rules will, among other things, prevent Loss Attributing Qualifying Companies (LAQCs) from passing losses to their shareholders. We recommend our clients talk to their property lawyers or accountants about the changes taking place and what it means for them well before next April.

Keeping an eye on Rental Prices in Queenstown

Did you know that the Department of Building and Housing provides an overview of average rental prices and activity for the Queenstown area? These figures can be useful when setting rental prices for your property, and the latest median rents for March to October of this year are as follows:

  • 1 room flat $180
  • 2 bedroom house $280
  • 3 bedroom house $405
  • 4 bedroom house $450

While these amounts are similar to 2009, we do predict an increase is on the horizon for rentals in the area over the next few months. For more details about rental price ranges, bonds and more visit http://www.dbh.govt.nz/.

Earthquake Risk Real for Queenstown Property Owners

While Queenstown properties got off relatively lightly in the recent Canterbury Earthquake drama, our team still made a point of checking all properties for Earthquake damage, and it’s a good thing they did, as Doug MacGillivray explains. “We found a couple of new cracks in one of our properties after the August quake, called the insurance company and a successful claim was lodged.” The team uses the geo-net website to monitor seismic activity in Queenstown, and when a noticeable quake comes through they always take action. “It’s important that we keep a regular eye on our properties, especially after a quake, as if damage is detected then owners only have three months to make a claim.” If you have any questions about your property following the recent Canterbury Quake, please feel free to contact one of our team.
