With Queenstown still buzzing from the success of TRENZ, the country’s premier tourism trade event, and with new hotels bringing employment opportunities to the resort, the signs are encouraging for Queenstown property owners this winter. Queenstown Rents on the Up

Our recent predictions of rent increases have come true according to the latest figures from the Department of Building and Housing. From 1 Nov 2010 to 20 April 2011, median rents recorded an increase across the board. Most notably this was in 1 bedroom flats, which increased from an average of $180 to $225 a week, and also 4 bedroom houses, which rose from $450 to $520 per week, an increase of around 15%. However with salaries remaining static and living expenses continuing to rise, landlords are encouraged to exercise caution before increasing rents so as to ensure they are not over-pricing properties. Property Interest Hotting up Among Winter Workers

It may be cold outside but activity in the office has been really hotting up in preparation for the incoming 2011 ski season. We’ve watched website traffic spike over recent weeks and prospective tenants appear to be spending much longer than usual on the site hunting for that perfect property. We’ve also noted strong interest in furnished properties close to the CBD, and tenants seem to be more discerning than ever about the heating and insulation features of a home. Budget is also a priority with the most frequently asked questions relating to the real costs of running a property over winter. Again sunny, well-insulated properties are being snapped up fast, so if you have been thinking about insulating your rental property now's the perfect time! 

Boost for local Tourism Industry

The Southern Lakes were the focus of the international tourism industry this May when it played host to the international tourism event TRENZ 2011. Over 900 delegates were expected to attend the event, including buyers, sellers and international media. This is the first time that TRENZ has been held in the Southern Lakes, and as the tourism industry’s premier trade event, it offered an excellent opportunity for local operators to showcase their products and services to the rest of the world. Another boost to the local tourism industry is the recent launch of the Queenstown Hilton and Kawarau Hotel at Kawarau Village. The newly built and stunning properties are the first properties to be finished as part of the $1 billion Kawarau Falls Station development, and will create more than 180 full time equivalent jobs at the four and five star hotels.

Welcoming Two New Faces to RPR  

We’re delighted to welcome two new recruits to the RPR team. Emma Carley joins us as a Property Manager and brings with her a degree in Property Management and Valuation from Massey University, and experience working in Wellington as a Property Manager. At Resort Rentals Emma will be managing tenants, properties and carrying out inspections. She is joined by another new recruit - Sarah Hoogvliet. Sarah has a Bachelor’s degree in Marketing, Tourism and Communications and will be providing administrative and marketing support for the team. We also say a sad farewell to long time property manager and employee Nicky Field, and wish her luck in her new venture.

Leaky Building? Advice Available for Queenstown Properties

If your property is less than 10 years old and you have any concerns that it may have weather tightness issues then you need to act now. With any weather tightness or leaky building issue you must lodge a claim within 10 years of the building of the property, any later and the claim is barred. A “leaky building” is one that, as a result of defective design, materials, or construction allows water to enter though the external building envelope and fails to deal with that moisture when it gets in, causing rot and damage to the internal structure of the building. And Finally.…

 A man mentioned to his landlord about the tenants in the apartment above his. "Many a night they stamp on the floor and shout till midnight." When the landlord asked if it bothered him, he replied, "Not really, for I usually stay up and practice my trumpet till about that time most every night anyway!"
